Our terms
We usually start the search before the client arrives in Spain; the contract is signed on move-in, when the keys are handed over.
Our experience and contacts with agencies let us rent out flats with almost any set of documents - no bank account or NIE required to start the search.
How the fee is calculated
One fee only - no extra payment to the agency.
A fee of 50% of one month's rent (minimum €700) plus a 100% agency fee.
80% of one month's rent (minimum €900), a €300 prepayment, up to 10 viewings (more viewings add €100 to the fee). The deal typically takes 2-4 weeks.

Standard payment terms
Current month + deposit (2 months' rent) + agency fee (1 month + 21% IVA - we try to negotiate this) + our fee, 80% (for the individual-search service).
An advance rent payment is discussed individually - it is an uncommon practice.
Please note. The tenant pays utilities; the community fee (comunidad) and IBI are paid by the owner. Non-payment insurance (seguro de impago) costs about 55% of one month's rent per year - usually paid by the owner, sometimes passed on to the tenant; this is discussed case by case.
