All amounts on this page (fees, minimums, prepayment, the extra charge for viewings) are stated without IVA: 21% IVA is added to them.
These are properties that we manage. A separate fee applies to such flats, and you pay only for the services of our company.
These are flats of the estate agencies and owners we work with. In our channel we try to publish, among others, properties that are more likely to be approved for clients without a Spanish employment contract and with documents proving income from another country.
If none of the ready options suits you, we can take the whole search on ourselves. In that case we work not only with properties from our channel, but also with partner agencies, private offers, the open market and off-market properties that do not always reach public advertising.

Utilities - electricity, water, gas and internet - are paid separately.
Terms may differ depending on the owner, the agency and the client's set of documents. Sometimes several months of rent in advance, extra guarantees or payment for non-payment insurance may be requested. Every deal is individual, so we try to assess the client's situation in advance and agree the most comfortable terms possible.
In many cases we start the search before the client arrives in Spain: we shortlist suitable options in advance, negotiate and arrange viewings by video call. The contract itself is usually signed on move-in, when the keys are handed over.
Thanks to our experience and well-established contacts with estate agencies, we can work with different sets of documents: with a Spanish employment contract or income from another country, without a Spanish bank account and even without an NIE at the time the search begins.
